Bahia Principe Sian Ka’an: Junior Suite Penthouse Superior {Mexico}
Welcome to the Bahia Principe Sian Ka’an Junior Suite Penthouse Superior #40323! We stayed in this two-story rooftop suite with jacuzzi in April 2022 for four nights during our visit to the adults only, all-inclusive Sian Ka’an resort.
If you are looking for an affordable all-inclusive resort for adults less than an hour from Cancun, you won’t want to miss this two story suite – and you probably can’t guess how affordable it actually is!

Bahia Principe Sian Ka’an Junior Suite Penthouse: Living & Dining
Upon entering the suite, you are greeted with a spacious suite with tall ceilings. Ahead is a living room and dining room area, with the bedroom beyond it. The bedroom has a sliding door, so you have the ability to close the bedroom area off from the living room.
The living room couch pulls out to a full-size bed. While the suite could technically sleep four, the resort has a maximum occupancy of three for the room. I do feel this suite is more designed for a couple, however.
One of the best parts of this suite are the large sliding windows. It was so nice to be able to have them open and keep a breeze flowing through the room. However, there are two A/C units if you need it.
Adjacent to the dining area is the suite’s wet bar, located underneath the stairs to the second floor rooftop.
The set up features a coffee maker, bar sink, and mini-fridge. The mini-fridge includes beer, shots, soda, water, chips, and it refreshed daily. The minibar contains everything you need for your coffee as well.
Bahia Principe Sian Ka’an Junior Suite Penthouse: Bedroom
The bedroom area houses a king bed, two nightstands, a small TV, and a double closet with built-in shelves and a safe. The bed was very comfortable, though the TV was on the small side. But to be fair, we didn’t do much TV watching during our stay.
In the closet you will find the in-room safe as well as two beach towels.
Bahia Principe Sian Ka’an Junior Suite Penthouse: Restroom
The restroom is jack and jill style with an entrance from the bedroom side as well as by the minibar. While this seems unnecessary, it would make sense if you had the bedroom closed off by the sliding door.
The restroom features a walk-in shower, large mirror, hair dryer, magnifying mirror. The provided toiletries included shampoo, conditioner, lotion, and soap.
Bahia Principe Sian Ka’an Junior Suite Penthouse: Rooftop
Up the stairs is the best part of this entire suite: the rooftop! This area has two lounge chairs, a table with two chairs, and a large jacuzzi tub.
The rooftop is fairly private, but not completely. On one side, there are wooden slats dividing us from the neighbor’s jacuzzi. If you see photos online of this being open to peek through, they have since filled these in for additional privacy. You will be able to see your neighbor at the building on the other side of you if you have one.
Junior Suite Superior Penthouse View & Location
Our suite was located in Building #4, which is just steps from the lobby. This was a very convenient location to access all of the amenities as well as get to the golf cart pickup location. However, the down side is that the nightly live music and entertainment could be heard throughout our suite until it ended at 11pm.
If you take a peek at the above map of Sian Ka’an, you can tell that about half the buildings are larger than the rest. These larger buildings are the ones that have the rooftop suites.
If you book direct and sign up for the free Principe Loyalty Program, one of the perks is the ability to select your room in advance. However, when we attempted to do this, there weren’t any open options and the resort picked our room for us. This was more than likely because the resort was running at 60% occupancy due to COVID, and 80% of that was booked by a film crew staying long-term.
Regardless of which suite or building you choose, you view will always be a jungle view. The resort is in the middle of the jungle and is not located on the beach (though the beach is just a short golf cart ride away!). The buildings are also fairly set back from the pool and surrounded by trees, so there really aren’t pool views per se. All around you will have beautiful greenery and the sounds of birds to enjoy.
Overall Thoughts & Impressions
We really enjoyed how spacious this suite was, as well as the large windows. The rooftop was the best part, and was perfect for tanning privately and enjoying the jacuzzi tub.
It is important to note that the resort was built a decade ago in 2011, and the suites do feel like they are aging at this point. There was a bit of wear and tear, and the paint could use a refresh. I also noticed some of the shades were a bit hard to open and close, and there was some rust on the shades as well as in the hot tub.
However, keep in mind that this is a very affordable suite in the scheme of all-inclusives.
What is the cost of the Junior Suite Superior Penthouse?
Now, the moment you have been waiting for – what did the Junior Suite Superior Penthouse two story room cost at Bahia Principe Sian Ka’an?
We booked direct for four nights in early April, which is considered high season. The nightly rate was $151 per person per night or $302/night total. The grand total of $1210 for two people for four nights and five days. This rate is completely inclusive, meaning not only does it cover the room, but it also includes all meals, snacks, alcoholic drinks, and nonalcoholic drinks, as well as room service.
We were also able to snag our flights for an amazing rate during a Southwest sale. The total roundtrip airfare for two was $645 (half of what we normally pay to fly to Mexico!) We also spent $147 for private roundtrip transportation from the airport, $32 for COVID tests, and about $150 in tips. All in all, our entire vacation cost $2184 including the all-inclusive room rate, flights, and extras.
In my experience, the $300 a night rate for an all-inclusive resort is really hard to find, as most four and five star resorts start around the $400/night rate at the low end. Keep in mind we selected the highest class or room as well. Should you choose a standard suite, you can find rates around the $240/night mark for two.
Bahia Principe Sian Ka’an was truly an amazing all inclusive resort deal!
